Using a thermal imaging camera in a home inspection

  • Thermal imaging is an advanced, non-invasive technology that allows the inspector to detect heat emitted by the home surfaces and pinpoint defects that would not be visible to the naked eye. A thermal imaging camera can very precisely measure and quantify heat and temperature differences, depicting them in easily interpreted colour gradients.

During a home inspection, an experienced home inspector can use a thermal imaging camera to detect:

    • Water and moisture intrusion, as well as deficient waterproofing
    • Deficient heat insulation
    • Heat loss and air infiltration in walls, ceilings, floors, windows and doors
    • Damaged and malfunctioning radiant heating systems
    • Broken seals in double-paned windows
    • Plumbing leaks
    • Overheated and otherwise defective electrical equipment and components

Consequently, a thermal imaging camera is an indispensible tool in order for a home inspection to be carried out properly, as it allows the more precise and in-depth detection of issues, whereas an unequipped inspector could only make a visual surface check.

Our company’s inspectors are certified in the use of a thermal imaging camera, in addition to other tools, and will always be fully equipped to provide you with the best service possible when inspecting your home.
